Is your home inspector a flipper? I mean is your home inspector a tile flipper? Will  the home inspector lift ceiling tiles on suspended ceiling to see what may be lurking above?

                                                         

Inquiring minds want to know. My curiosity and my desire to do the best work I can for my clients always leads me to lifting ceiling tiles to see what lurks there.

Many times this is just to cover up an old less than attractive ceiling. Or maybe it is to provide a chase for plumbing and electrical runs.

But many times during my home inspection I find some items that need attention... from structural, electrical to plumbing issues.

Here are just a few examples of items found behind the tiles, Flipper Finds ; )

First we have a plumbing leak-

Next if you panned to your left you would see this-

                                 Exposed electrical connection

This is from another home, where we have the use of an extension cord to feed other luminaries.

I'm like you Don.  When I see those ceiling tiles, especially in a basement that doesn't look finished professionally, I check above the tiles.  It usually only takes one or two to determine that they all need to come down and lots of things fixed!

I'm a flipper he's a flipper don't you want to be a flipper too? I'm with you and Jay, I lift tiles and most always find electrical issues related to the enclosed lighting.

Jay, You are correct there. I had one that was a rat raceway. They seem to love the system also ; )
