Weston, MA 02493 Single Family Housing Report November 2011 is filled with some interesting statistics.  Hey, is anyone else tired of the misinformation that the media is spewing regarding real estate.  Homes represent a backbone of our economy.  Think about it, architecture, design, building, machinery, appliances, skilled labor, automobiles, landscaping, glass, fixtures and all sorts of everything else goes into our homes.  A single family home can represent hundreds of industries and their survival. Why we can’t get on the right page with our information is baffling to me.  These statistics help weed out misinformation and conjecture.  Let’s get at it.

Single Family Active Listings: 80    Avg. Liv.Area SqFt: 6,374.16     Avg. List$: $2,337,429    Avg. List$/SqFt: $405     Avg. DOM: 217.06   

 

Single Family Under Agreement Listings: 6    Avg. Liv.Area SqFt: 4,311.67     Avg. List$: $1,697,317    Avg. List$/SqFt: $401     Avg. DOM: 210.33

With 109 total homes in all the categories here and the Active homes on the market at 80 you can say there is a glut of homes making it a buyers market. Duh!  Coupled with the fact, to be expected as we go into the holiday season that the Days on Market is going up should be no surprise.  The List Price to Sales price this month is 89%. Dropping below the 90% mark in this category is cause for concern with every seller.

The expired listings here are averaging above the average sale price and they may not have a set of buyers looking in this price range.  Your only hope here is for a better market, or a better marketing Realtor®.  The canceled listings just didn’t give the process enough time and may have decided to wait out the holiday season.  At the average price point my feeling is these people are making a big mistake.  With a price point below the average sale price these house should make themselves available.

@Robert pricing homes to move is a moving target itself.  The homes here in MA are pretty much where they should be, there is a standoff right now.  With the media pumping out misinformation many buyers are hoping prices will drop when what they should be doingis making offers.

@Renee, it is what it is.  Everyone is in the same boat of waiting and so we are all looking at the same numbers.  Every once in a while someone gives up or drops out.  I have two clients thinking that right now.
