There were 54 single family homes that closed in the month of November here in Palm Harbor Florida. On the high end was a magnificent 3 story Gulf front pool home on Inidan Bluff Island. This 4 bedroom 4.5 bath 3909 sq ft home offers unbelievable views of the Gulf of Mexico from the balconies! Complete with dock, lift and davits this beautiful home was listed at $1,350,000 and closed after 153 days on the market for only $1,200,000!

 

At the other end of this list we find a 2 bedroom 1 bath 797 sq ft home in Lake Saint George. This short sale was listed and sold for 47k after 227 days on the market.

In the category of townhomes, villas and condos there were 23 closings during November 2011. On the high end we find a 3 bedroom 2.5 bath 2446 sq ft Boot Ranch townhome located on the Eastern shores of Lake Tarpon. Listed at 255k, this townhome sold for the asking price after only 64 days on the market.

 

The least expensive closing was a little 2 bedroom 1 bath 860 sq ft condo in the Crystal Lake Condo complex near Lake Tarpon. This little bank owned condo was listed for $19,900 and sold after 176 days for $19,000.

 

Once again we are seeing anything that has to do with short sales and bank owned taking MUCH longer than regular sales. Banks are taking their time so they can come back and request 'highest and best' offers. This is frustrating for clients.

 

One thing that is taking place right now is many of the banks attempting to reduce their inventory as we approach the end of the year. What does this mean for the buyer? IF you have the patience to deal with the banks on these offers, there are still some sweet deals out there!
