2011 Market Report for Green Rich Shores on Lake Livingston
I do realize that its only December, but ...since there are no current active listings in Green Rich Shores, I thought I would go ahead and give you a recap for 2011. Should something change in December, I will be more than thrilled to bring you an update. ☺
Green Rich Shores is a small community located on the north end of Lake Livingston. As of today, December 3, 2011, the Walker County Appraisal District shows a total of 100 homes in Green Rich Shores with 53 of those being mobile homes.
I know... You’re thinking... I thought you said that over half of their homes are mobile homes. You would be right. That is exactly what I said. Green Rich Shores is a restricted subdivision and they are very proud of the way that they enforce their subdivision restrictions. The community is very well maintained and a highly desired community to live in.
In 2011 there were only 3 homes listed and sold in Green Rich Shores. If you know the Thomas Lake Road area and especially Green Rich Shores, you would understand why. This is one of those communities that is a TRUE community. The families are very close. You can always tell who is hosting the nightly happy hour as all of the golf carts are parked in their driveway around 5 pm. I’m not talking about a bunch of wild folks. Bring your Crystal Light Raspberry Lemonade or your Mike's Hard Lemonade. They really don't care. This is about hanging out with friends.
Anyways... back to the sales.
There were 2 distressed sales:
- An older, doublewide, mobile home on a shallow creek for 88% of its asking price. From listing date to closed date, approximately 4 months.
- Cedar Home on Stilts (also on shallow creek) for 98% of its asking price. From listing date to closed date, approximately a month and half.
And one regular sale:
Newer 3 Bedroom 2 .5 Bath Home and a single wide mobile home on 2 waterfront lots, sold for 98% of its sales price.
The number of waterfront sales on Lake Livingston are down this year due to several factors:
- Low Inventory (Sellers are listening to what the news media has to say, which is not reflective of our market area. Green Rich Shores brought an average of 94.6% of the asking price for their sellers in 2011 -- And that includes TWO distressed sells.)
- Extreme Heat and Fires in Texas
- Drought and Low Lake Level
