Don't you just hate dried out leaky bootsRian season is here again, is your roof ready?

I spend enough time doing home inspections in the Bourbonnais and Kankakee Illinois area up on roofs to see just about everything that the buyers can't see. There seems to be a limited life cycle for the plumbing boots that protect the house interior from the rain and snow that pound the roof year 'round. They should remain flexible and tight around the plumbing stack pipe and if they are, there is not a single drop of water allowed into the attic and interior.

There are no simple ways to remove these and replace, and the cost of the boot is minimal compared to the time and labor cost. I just don't understand why a roofer would install a brand new roof and not replace these dried out leaky boots. If you are getting a new roof, insist on replacement of all boots at that time and you will not be surprised later.

Oh, by the way, patching with a glob of gooey caulk is not going to save the day either.

Keep your home safe and dry. Keep your boots soft and tight instead of dried out and leaky.

Scott, those roofs sure don't look ready for the rainy season, those homeowners will have some serious water issues!

Scott- It's sad that someone would do something like this especially when they know that most homeowners are not likely to get up on the roof to inspect their new roof.

This is good information to share.

Thankfully, we have replaced our old cedar shakes roof. We selected the EcoStar simulated slate for our new roof.

That is almost criminal as the cost of replacing the boots around stacks when putting down a new roof is minimal.

Great advice. It makes no sense at all to not do the job right for a bit more money and take care of this issue. It will just mean problems down the road if not addressed.
