I used to develop land and get large parcels approved for Condos and townhomes. These gated communities appealed to many homeowners looking for low maintenance, privacy and smaller, but efficient living quarters. The first thing built were the models. Tens of thousands of dollars were spent to make the model tours memorable. WHY?
IT'S ALIVE!
It was a living brochure, the first impression, our boast of our product and the beginning of what every developer wants to see happen, the selling out of his project phase by phase. The stagers were interviewed, brought their scrapbooks and samples, and they were carefully selected.
WE APPROVED THE VISION
The finalist would be hired and an upfront fee paid to start the ordering and installing of the stager's vision of which she carefully shared. She would study our plans too making the most of each model, its sunlight, floor design and seal it with it's own personal charm and presence. Window treatments, floor coverings and fixtures when properly orchestrated belted out a nice, pleasant tune
TRAFFIC CONTROL
We would then build queues that handled the people flow starting at the sales office and then from unit to unit until they came full circle back to the beginning. Brochures, signs, landscaping, music playing, all running on optimum. People used to tour them like they did museums and then go get something to eat. That's how beautiful a staged home can be
STAGING GETS THE BUYER JUICES FLOWING
Staging shows you what can be done with the units. You don't have to agree with everything you see either. Substitute your own wants and desires after you move in. A good stager shows you all the potential that lies within the unit. They take houses and make them into homes...People prefer to buy homes is what I discovered and stagers don't disappoint that process
