Princeville Kauai condo (and house) + short sale update for the week of Nov 27th to Dec 3rd

Aloha,

We had quite a bit of activity this week – not all of it good as several condos fell out of escrow while an equal number found buyers. Throw in three sales, one new listing and one price change, which is unusual, and that pretty much wraps it up.

For the month just past, there were a total of 77 sales which is an 11% increase over Nov 10 which stands at 69. Year to date we are at 701 compared to 646 this time last year. Condo sales remained the same with 21 selling both in Nov 10 and Nov 11. Here is your update for this week:

New Listings:
Ali’i Kai 9E is the only new listing this week, coming on priced at $268,888 after selling for $389,900 in 6/04. This is a top floor end unit with mountain views and does not show as a short sale.

Back on the Market:
There are quite a few units that came back onto the market due to falling out of escrow this past week – Ali’i Kai 13B, which is priced at $289K, sold for $150K in 7/92 and is now back on the market after going into escrow on 11/23. Short sale Nihilani 20 also fell out of escrow after going in on 11/19. Purchased in 9/06 for $804,075, This Makani unit is attractively priced at $456K. Surprisingly, Villas of Kamali’i 25 is back on the market after coming onto the market last week showing in escrow. This unit sold for $625K in 3/04 and is now priced at $599K. Villas or Kamali’i 43 is back on the market after expiring on 11/19. It was purchased for $805K in 7/05 and is presently listed for $735K. Unfortunately, for what I think is the third time, short sale Pu’u Po’a fell out of escrow while priced at an amazingly low $774K. This short sale sold for $1.4M in 3/05.

Contingent:
We had an equal number of condos go into escrow as those that came back on the market. Paniolo 107, an REO which sold for $475K in 9/05 and was foreclosed on in 7/11, went into escrow at a new low price of $139,900. Puamana 18C found a buyer while priced at $349K, having last sold for $315K in 1/04. Emmalani Court 323 went into escrow while priced at $369K. This upper floor condo sold for $330K in 5/09. Ali’i Kai 4104 sold for $950K in 8/05 and went into escrow as a short sale priced at $375K. Great ocean views for the price. Nihilani 8A was purchased for $803,302 in 3/07 and went into escrow while priced at $579K.

Sales:
FNMA REO Sealodge B3 last sold for $95K back in 12/99 and was foreclosed on in 8/11. It was listed for $227,500 and sold for $215K cash this week. Ali’i Kai 13A sold for $268K cash while priced at $299,500. This unit sold for $124K in 10/98. Pu’u Po’a 110 sold for $1M cash while listed for $1,250M. Its previous purchase price was $1,637,500 in 7/05. Quite a few buyers these days are all cash.

Expired:
Short sale Sandpiper 108 was priced at $190K when it expired this week. It last sold for $485K in 6/05.

Temporarily Withdrawn:
Emmalani Court 215 was withdrawn while priced at $565K. This unit sold for $435K in 9/03.

Price Changes:
Surprisingly, the category that usually has the most number of listings only has one this week – and, considering the price reduction, it’s hardly worth mentioning: Leasehold Pali Ke Kua 108 reduced one thousand dollars from $549K to $548K with 1089 market days. This unit was purchased in 3/02 for $469K.

Out of all the homes listed above, only one – 4089 Kaahumanu is a short sale this week. The property that closed at 4210 Liholiho, although built in 72, had been nicely renovated throughout and is located in a nice, quiet location.
