It's December already. Is this the year you thought you would buy a home, but didn't? Well it is not too late, and there are some real advantages to buying in December. There are some homes that may be better deals than you think.
1. Empty homes are easier to view and often easier to buy than homes where the owners are still living. You do not have to worry about holiday decorations and company visiting.
2. New home developments are open for business and if there is excess inventory it could be in your favor.
3. Short sales, especially the ones where the first buyer dropped out or where there is a notice of default or notice of trustee sale have to be sold, the clock is ticking. These can be good to buy.
4. Homes that have already been foreclosed are empty and usually have motivated sellers (the bank) so if you can find one it could be a good buy for you.
5. There are fewer buyers looking in December so you will have less competition as many potential buyers are away or spending time with family.
The downside:
1. The inventory is lower than at other times of the year so there may not be as many choices..
2. Your lender or realtor may be taking time off for vacation which may make it harder to move quickly on a property or meet deadlines. Check with them ahead of time to make sure.
3. Buying a home is really fun, but does take work. You need ot be prepared to gather all your financial documents, study the disclosures and comps, due your due diligence, amongst other things. So if you have a lot of plans for Dec, it may not be the best month for you.
