ATTENTION LOS ANGELES & VENTURA COUNTY RENTERS:  There are so many rental scams going on right now, it is just not safe to try and go it alone when looking for a rental.

Please!!!  I implore you for your own safety, work with either a licensed Realtor/agent or a professional property management company for locating a rental.  Don't become another victim of another CraigsList scam!!!

Scam Alert!! Renter Loses Security Deposit, Forced to Move

True story: A trusting would-be tenant answered an ad on Craigslist to rent a home in Renter loses security deposit, forced to moveHemet, California. She met the owner at advertised home. Loved it, so she signed a lease, turned over security deposit and first month’s rent.

Everything’s going great in her new home. Imagine her surprise after several weeks, the sheriff knocks on her door. Asks her who she is, and what’s she doing there.

She explains, and the sheriff asks to see her lease. She is informed the “real” owner of the home contacted the police department that someone was trespassing and illegally living in their home.

Lucky for the tenant she had paperwork to prove she thought she was renting the home from the owner, and not from a con-artist. This is happening more often than any of us would like to know, and is fraud.

The tenant lost her security deposit to the scammer, and had to move. The owner of record was kind enough to help her with moving costs.

If the tenant did not have paperwork to prove her story, she could have been arrested and charged with trespassing.

Hope the “real” criminal finds her way behind bars.

Donne, I just read an email from a local Agent on the same subject manner. I stopped using CL a couple of months ago because I was getting so much spam that I felt I was spending more time reading and erasing garbage emails. This is just another reason to stay away from them. Thanks for the post. I was about to do the same thing. =)

Donne this is an awful shame and happening over the ocuntry, I hear of it around here at least once a week. All th scams lead back to that one online site. Tenants to be aware of these scams. It is great to get the word out. Have a great Monday

Donne -- It is terrible that people will stoop so low as to scam people trying to find appropriate housing for themselves and their families.  Your advise is well founded.  Maybe some of these online sites have gotten too easy (especially for scammers).   If not signing the documents at the owner's office, then maybe the renters need to get some ID to prove the person renting to them is in fact the owner.

Donne, this scam is happening country-wide. A similar story was reported here, but hadn't gone as far as what happened in your post, thankfully! 

It was reported that the scammers are using the likeness of local realtors, and then posting under our identities as leasing agents. I've already posted on this on my website. The numerous scams are why I do NOT use craigslist.

Jon - CL is getting to be such a joke when it comes to certain things.  It's just become so overrun with scammers and spammers.

Don - Just yesterday, I was talking to a Realtor friend who relayed a story to me about one of their friends who almost got scammed on CL.  Fortunately for my Realtor friends friend, they also had red flag warnings and called my Realtor friend to check out the property.  They found out that the person they were dealing with who claimed to be the owner was not really the owner.  They are now working with my Realtor friend to find a rental.  So many consumers don't realize that many Realtors can also do rentals.  Granted, a lot won't but many will, especially for a friend.

Scott - It's just atrocious the way that so many scammers are out there trying to scam innocent consumers.  AAARRRGGGHHH!!!

Steven - By working with a Realtor, at least tenants can know if they are truly working with an owner or a real owner rep.  CL is just too sleazy these days.   UUUCCCKKK!!!

Karen - I'm hearing about this crap so much more these days.  The sad part is that there are so many more people out there looking for rentals and many are former homeowners who don't can't afford to lose money like this.

Chiara - Now that is just atrocious and those scumbags need to be taken out back and taught a lesson or two - if you know what I mean.  LOL

Pamela - This is a very important message and I am just happy to pass it along to the consumers in my market.

That's a dreadful story Donne. I had a client contact me one time after she'd answered one of those ads. I warned her off of course. She had a near miss. These guys are out there. 

In this example it beats me how the scammer got a key to the place. Although thinking about it, I had a locksmith get me into one of my own listings recently, because the seller left the wrong key with me. (Note to self to check the key before the sellers leave town next time). At any rate I wasn't asked a lot of questions. (I did talk to the seller on the phone at the same time, but of course anyone could say they were the seller, it wouldn't have to be true). Still think they need to have a lot of nerve though, don't you?

Denise - It's just atrocious the things these scammers will do to swindle people.  Anytime I hear someone is looking for a rental, I warn them to stay off CL because CL mgt simply does not screen their posters and they are not bound by any state laws, rules or regs like Realtors and property managers are.  I try and tell any prospective tenant to be safe and only use licensed Realtors or property managers for rental services.

Thanks for the reblog Donne!  I have a friend on her way to court this Friday regarding a similar situation.  The only difference is the scam is on the part of the tenants, who of course came from Craigslist!  Like many homeowners, my friend was trying to save money by not having to pay the brokerage fee to lease her place .  Unfortunately, things did not turn out well for her.

Lisa - And therein lies the flipside of CL scammers.  My warning could very well be extended to landlords - Stop using CL to rent out your home.  When looking for tenants, use a licensed Realtor or property managers to list you property.  Don't be a CL victim.
