I had a conversation with my neighbor and she mentioned that they will be listing their home in March. She said "I'll call you couple weeks before".  I said that my advice is " sooner is better". Besically it's simple: You call your local Stager at the time you decide to sell your house.

MOVE IN READY HOMENOW it's a perfect time. December is the month of the year where you analyze your spending and plan for the next year. If you are thinking of listing your home in Spring time than don't wait until the Spring will start. Pick up the phone and call your Local Stager NOW

It takes much more time and funds to bring your home to the "move in ready" standards. I have a customer who called me in February. During Home Staging Consultation we discussed everything that needs to be done at her house. It took he a while to accomplish a part of what was on the list and she decided to take it easy and list her home next year. It is great that she didn't pass unfinished projects on the the buyer. She has planed her budget and will get her house ready for the Spring. She is the best client I've ever had.

What about people who have to move and don't have another year? My advice ~Start Early, Start NOW! You will be happy that you did. Preparing your house for sale is not an easy process and with today buyer's requirements you need to be sure that your house will be in the best celling condition. It's like you would start coming back to the gym couple of month n advance to get yourself to the shape for the summer vacation. It all takes time. So start now and call you local Stager for the consultation where you will set up priorities and will get an action plan.

Many of my clients who call right before their house will be listed are starting to panic immediately, because they relies that so much will still need to be done. So planning in advance will help a lot.

take your time preparing your house for saleIt will take a lot of stress out if you will make a plan for the each week and follow it.

It will be much easier to digest what you have to spend on necessary updates and plan you budget accordingly.

It will give you time to chose the best contractors or even do some of the work yourself.

You will not be stressed out if repairs will take longer that anticipated.

You will have time to do a research on storage renting facilities, or pet care places.

You will have time to sell some of your stuff over the Internet or garage sale and put those money in to "home staging fund"* instead of donating all extra stuff at  the very last minute.

You will have time to detach yourself from your home house and look at it like on the "product for sale" and not you home.

You will have much more time to do the research on today's buyer's expectations and pricing strategy for your home.

Or maybe during this time you will develop a great habit of being organized;-)

 

 

Don't wait till the very last minute, call you local stager NOW.

*"Home Staging Fund" is the money you can reserve for the Professional Home Staging services when your stager will come back and put final touches using his inventory. I will give you some ideas on how to save for that fund in my next blog.
