The Active Adult 55+ Real Estate Market Report - November 2011 - Boca Raton - Delray Beach - Boynton Beach - Lake Worth, FL

The Active Adult 55+ Real Estate Market Report for November 2011 includes all active adult 55+ communities in Boca Raton, Delray Beach, Boynton Beach & Lake Worth.  The report is broken down into detached and attached homes in these senior housing or baby boomer communities.

All information was obtained from the Multiple Listing Service and sold by various MLS participants.  It is deemed accurate but not guaranteed or warranteed. This report does not include any private sales.

In October 2011 there were a total of 249 homes sold, 23 less than last month.  Here is the breakdown - 61 Detached; 188 Attached. 

As of November 30, 2011 were 1689 Active Listings for sale in Active Adult 55+ communities in Boca Raton, Delray Beach, Boynton Beach and Lake Worth.  There were 187 Contingent Sales, meaning they were under contract but not all conditions of the contracts had been met yet.  And, there were 234 Pending Sales waiting to close.

In my opinion, we remain in a price-driven market.  Attached homes (condos, villas and townhouses) closed slightly lower this month than last in the active adult communities overall while closed sales of detached (single family homes) closed higher this month over last.  This could have to do with the particular type model home sold in the community this month.
