Who has determined that this is a $375,000 valued property?  If it is really worth 375K, why would a buyer offer 400K?

About two years ago I gave up doing short sales altogether because of mind boggling stupidity like what you are describing. The amount of time and effort was all a waste. Fortunately for me if my memory serves me right, my customers stuck with me and we moved on to something sensible. I tell prospective buyers that if they want to go after a short sale...I AM NOT YOUR MAN!...but I will be happy to put you in touch with a good Realtor who does handle short sales. The only way the banks and institutions will stop their nonsense is if we as Realtor's has a whole just plain stop doing them. Then and only then will they wise up!...Wayne

You know they truly got what they deserved when they bought the fraud riddled shop called Countrywide! To act this way AFTER taking OUR money (courtesy of the feds) to bail them out is disgusting! There should be a law against that!
