"Here I come to save the day .......... "
Yes, Mighty Mouse here, uh I mean, it's me again! Sometimes realtors® have to put on their Mighty Mouse cape and swoop in to save homeowners that don't know any better. Such is the case in a Schaumburg subdivision that has let their FHA approval lapse.
Gasp! Yes, it's true. And by calling the new management company I found out that the approval was being put off and on the back burner with no mention of future discussion!
What! Do the homeowners know that no FHA approved buyers will be able to close in the subdivision? Do they understand the gravity of the situation? I bet no board member has their house on the market!
So I put on my cape, boots, straightened my mouse ears and wrote a heartfelt letter stating why the FHA approval should be first and foremost in everyone's mind. How about NO ONE's house is going to get sold without it! In this market there isn't a subdivision out there that can afford to turn away buyers.
So they were nice enough to inform me that the FHA approval process will now go forward and will begin immediately!
Whew ...... was it my letter or the cape?

Great topic of conversation; many HOA's maybe challenged as they allocate their present resources. But smooth sales benefit the whole community. Your service is a great way to add value to the community.

Steve: It's become a real problem here in my area. For some reason the management companies are not following up or explaining the gravity of the matter to the homeowner board. In fact, today I'm going to be sending another email.
Lyn - And though many of the neighborhood's homeowners will never know that you may have saved their sale, perhaps a few will be aware of the "professional guidance" you provided.
Mighty mouse...Lyn...you are dating yourself. You have to be at least 39 to remember him, but not over 40.
Bill: Yes it's true I'm over 39. Just how much is guess ;-) What about reruns?
John: I can't believe that the management companies don't really feel this is a big deal themselves. I recently read an article that brings up the subject of negligence on their behalf by not telling the board members what can happen. The board & homeowners look for leadership & direction & receive none with this topic.
Good thing that you were on top of this, Lyn, especially since there is nothing on the market. You should now be the go-to agent for any future sellers after saving the day.
Jane: Not sure if the homeowners will ever find out but that's ok. A good deed done for people in the area.
