This is the Windsor CO November 2011 Real Estate Market Report:
November Property sales were 38, up 40.7% from 27 in November of 2010 and 19.1% lower than the 47 sales last month. November 2011 sales were at their highest level compared to November of 2010 and 2009. November year-to-date sales of 461 are running 14.4% ahead of last year's year-to-date sales of 403.
The Median Sales Price in November was $261,500, down 8.2% from $285,000 in November of 2010 and up 10.1% from $237,549 last month. The Average Sales Price in November was $310,359, up 3.2% from $300,619 in November of 2010 and up 17.7% from $263,692 last month. The November 2011 Average Sales Price was at the highest level compared to November of 2010 and 2009.
The Total Inventory of Properties available for sale as of November was 272, down 2.9% from 280 last month and down 5.9% from 289 in November of last year. November 2011 Inventory was at its lowest level compared with November of 2010 and 2009. The Average Days On Market for November was 66, down 19.5% from 82 days last month and down 35.3% from 102 days in November of last year. The November 2011 Average Days On Market was at its lowest level compared with November of 2010 and 2009.
The data is still providing mixed signals for the Windsor CO real estate market - prices are still trending slightly downward, sales are up from last year but showing a seasonal slowdown, and inventories are mostly stable. Ready buyers wanting to take advantage of attractive prices and very low interest rates will find many great opportunities to choose from in this current market.
