November Property sales were 24, up 33.3% from 18 in November of 2010 and 22.6% lower than the 31 sales last month. November 2011 sales were at their highest level compared to November of 2010 and 2009. November year-to-date sales of 272 are running 41.7% ahead of last year's year-to-date sales of 192.

Johnstown CO November 2011 Real Estate Prices

The Median Sales Price in November was $189,473, down 11.3% from $213,673 in November of 2010 and down 6.3% from $202,125 last month. The Average Sales Price in November was $210,174, down 1.3% from $212,883 in November of 2010 and up 0.7% from $208,757 last month. The November 2011 Average Sales Price was at a mid range compared to November of 2010 and 2009.

Johnstown CO November 2011 Real Estate Inventory

The Total Inventory of Properties available for sale as of November was 126, up 12.5% from 112 last month and down 6.7% from 135 in November of last year. November 2011 Inventory was at a mid level compared with November of 2010 and 2009. The Days On Market for November was 62, up 29.2% from 48 days last month and up 3.3% from 60 days in November of last year. The November 2011 Days On Market was at a mid level compared with November of 2010 and 2009.

The real estate market in Johnstown CO continues to show some encouraging signs in a generally slow economic environment, with the sales drop from last month most likely due to seasonal effects. Johnstown enjoys some advantages because its location is attractive to regional commuters, and its pricing remains favorable. It continues to be worth considering for buyers looking for attractively-priced homes.
