Should You List Your Home During the Holidays?  My Answer May Surprise You.

houseMuch has been written about whether someone should list their home for sale during the holidays.  I am an exclusive buyer agent so I generally do not give advice to Sellers.  However, from a buyers perspective my answer is that yes, many buyers are out there looking.  They are serious buyers and many have looked at many of the homes that have been on the market and are finding the inventory lacking. I am working with a number of buyers right now in this situation.

However........(there is always a but)............ consider how busy you might be during the holidays and whether you can take the time to be out of your house during the holiday season.  I guess the real question is do you really want to sell your home during the holidays?  If selling the home is your priority and most of the holiday entertaining is not being done at your house, then go ahead.  If you will be unable to have your home shown due to holiday commitments, then wait until January 2nd.

The reason I say this is that I was trying to schedule a showing for a property for this upcoming weekend.  My buyers work and so yes, we are looking to see it over the weekend.  They also are coming from the other side of Boston so had a limit on how early they could get here.  The listing agent was not sure she could accommodate as she had held open houses the past couple of weeks and had kicked her sellers out of their house two Sundays in a row.  After all, it is the holidays, she said, and they are busy.  If your buyers want to see it, maybe they could adjust their schedule.

Hmmmm....in a hot market I would agree.  But, even though it may be improving, it is not hot.  And one of the challenges of selling your home during the holidays is scheduling around all the holiday events. 

So if you really want to sell your home, go ahead & list it during the holidays.  There are serious buyers out there looking to buy.  Just be prepared to be able to do so during the hectic holiday season.  It might be the best present you get.

I agree it is a good time to list your home.  I actually purchased my current property several years ago during the holiday season.  I thought it was a great gift for my family then and we have continued to enjoy many more holidays in our home.

Steve....I agree but the sellers do have to be prepared for some inconveniences during the holidays.

I agree that buyers are serious during this time of year.  If a seller is really motivated then this is the best time.  There is less competition and buyers have more time off during the holidays to look - especially if they are visiting family and want to move to the area.

If you shoot a helpful, well thought out video to show and tell all about the properties features, and in the northeast with green grass, not a dreary cloudy day and with dirty snow banks on the front yard heaped up, that video keeps the marketing, open houses going without the intrusion. The buyer sees the place, then off to the bank to make sure he can get a loan for hat he likes with the video that transports, beams him to the property listing. Lots of them on the buyer's schedule.
