Why I Preview Palos Verdes Homes--Norma Toering

An agent asked me why I bother to preview property.  I do it because I don't want to waste my client's time.  Even though there may be fifty photos online and a virtual tour I still like to be confident the property I am showing comes as close to their required must have list as possible. 

 

 

Another reason I preview is because several of the agents I worked with in my pre-agent days did not preview for me.  I could tell you about an agent that got lost while trying to locate a home in Maryland he obviously had not previewed.  I was in town for three days and my goal was to leave with an offer written.  I dumped that agent as soon as we returned to his office.  The next morning I bought a Sunday paper and circled some open houses I planned to visit sans agent.  Yes, I bought a house at an open house.

 

When I moved to Maine my first agent was always late and planned his show list after I arrived.  Agent number two was prepared and after our short interview we were off to see houses.  He showed me a great lot in the neighborhood I loved, and introduced me to a local builder. Nine months later we moved into a lovely custom home.  He did not try to show or sell me what I did not want.  I try to offer all my clients the same level of service and courtesy.  I preview to provide the same level of service I wanted to receive when I was a buyer in a new city.

Norma:

The third agents sounds like the kind of agent everyone would want to work with and so do you.  I can't legitimately tell my customers that I am an expert in my city if I can't find a list I am trying to show.  I go to all broker's tours, even if I don't have a customer for the houses.  I don't know who my next caller will be, but they might be some one who wants a house like the one I saw at a broker's tour.

I couldn't agree more Norma! I always over prepare for showings especially with out of state buyers who are on a short time frame. They need someone to help them seperate the wheat from the chaff

I still hate to preview property, but you are right about knowing the property before you take the client to see the homes.

Norma, you will appreciate this -  last week trying to schedule 7 properties to preview, I was told by the listing agents of 4 out of the 7 that they were not allowing any previews only showings.  Only one allowed the preview schedule after I informed her that I don't show a home unless I've previewed.  I preview regularly.
