I hope everyone has recovered from Thanksgiving and is ready for the Christmas season! Nov 11 outperformed Nov 10 by 11% with 77 sales, an increase of 8 over the 69 real estate transactions this time last year. Of those 77 sales, 43 were residential (40 last Nov) 12 land (7 last Nov) 1 commercial which is the same as last year and 21 condos which is also the same as last Nov. Over the last 6 years, the low year was Nov 08 which had only 29 sales total. The high point was 06 with 81. Nov 07 ran a distant second with 51 sales.
Year to date we are still ahead of the game with 701 sold compared to 646 last year to date for a 8.5% increase. It’s sobering to consider that at this time in 06, 1431 transactions had been completed! Year to date 07 fell off quite a bit with only 853 sales, then continued to decline to 548 for year to date 08 and declined even further for year to date 09 with 44 sales. As you can see from those numbers, the market does appear to be making a modest comeback.
Sales volume is also up, going from $46M in Nov 10 to a robust $74M in Nov 11. Nov 09 had $47M in sales, 08 had only $27M, 07 was at $46M with 06 at $64M. Higher end homes must have comprised a major part of the sales this past month as $60K of the $74K total went towards “residential.” Even in 06, the sales volume for Nov residential was only $32M. When I checked the residential which sold this month, a $13M and $20M sale were both reported which greatly influenced the bottom line.
Year to date sales volume is at $390M up from $353M this time last year. 09 was at $287M, year to date 08 was at $443M, 07 was $740M and once again, 06 had the highest sales volume with $980M.
Median sales price for residential for Nov 11 was almost the same as Nov 10 – $475,000 compared to $452,500. Land was at $277,500 for Nov 11 and $250,000 for Nov 10. Median price for condos was $215,000 for Nov 11 down from $325,000 in Nov 10. Remember, this is just the median and not the average.
