Scheduling a home tour is more art than science. When multiple showings are on today's list it is sometimes difficult to predict exactly when the buyer will arrive. Think of it this way, a buyer lingers 5 minutes more than allotted at four homes. This will put the caravan twenty minutes late for the final property. As such, agents often leave a little flexibility in the schedule to account for delays. Just one more bit of fun in real estate world. But sometimes sellers get tricky...
My first showing was set for 3pm. I arrived a few minutes early to ensure all the lights were on. The seller was in the garage getting ready to leave. No problem, we all live in a busy world! But then he started asking questions about the buyers. Who were they, what line of work were they in, where were the moving from? Essentially just being nosy. And the strange part? He was making no attempt to leave!
In my own loving way I suggested that now would be a good time for him to hit the road. No problem, "let me show you some of the home features first", he replied. One of the features happen to be thirty year old counters... Finally he makes for the carport and I pull out to let him leave. And like most 20 year old American vehicles, his truck does not move.
And so there I sit in the street with my buyer now pulled up behind me. Five minutes later the old truck lumbers down the road and the the showing begins. While setting in the street waiting on the seller my buyer noticed all the thru traffic. Before we even enter the home is scratched off the list.
Would she have purchased the home without such seller interference? Who knows, buyers have a mind of their own these days. Will I show the home to another buyer?? Only if I have to.
