Dear new Client,

We at Delgado Property Management thank you for your business and then also make a request.... please don't try to micromanage us.

don't micromanage your property managerOur business is renting out your home as quickly as we can and helping you to bring in the best possible rental price at the same time. Our goal is to provide good service and earn your favorable word of mouth.

We have worked diligently to ensure that our very strong internet presence, professional marketing campaign, strong sales skills, market knowledge and old-fashioned experience are all devoted to our cause of serving you. In this spirit, we have developed our systems and found them to be very successful in achieving good results.

Did you know that our systems are so successful that we rent several houses every month that NEVER even appear on the internet? We accomplish this through our strong presence, the traffic we generate and the sales skills we have honed to be able to "close the deal."

When first we meet with you and answer your questions as well as ask you our questions, we do try very hard to communicate with you our very direct, no nonsense style of business. We listen to your expectations and we tell you our expectations. If all seems well, then we will agree to take you on as a client and do our very best to make sure you are happy.

However, please don't micromanage us. Also, don’t “tell us how it’s going to be,” since that’s an instant deal killer.

Remember, we have numerous clients. Imagine if they all felt compelled to call daily "just to check" on things. Heck, folks wanting to rent your home wouldn't be able to get through since our multiple phone lines would be so busy!!!!handshake for strong lead

No, we won't call you unless we have a very solid lead to share with you.

No, we don't want you calling us daily to check on how things are going. However, we DO encourage occasional calls if you actually do have questions or concerns that you'd like to share.

No, we don't want you monitoring how often we are advertising YOUR house (remember, we develop traffic and this allows us to rent homes that we never advertise at all).

Think of it this way-- we can either work to rent out your home which will make the rent checks start rolling in.  OR, instead of that, we can constantly chat with you on the phone telling you how hard we are working.

But, we can't do both, at least not well. I do think you’d really rather that we rent out your home, right?

I understand that you may be nervous if this is the first time you've rented out a home. But, rest assured, you've come to the best and we will get you results (unless of course you'd rather we become your phone buddies while your rental property sits idle).

If you feel the need to micromanage then perhaps you would be happier calling one of the other property management offices in town?

Mark, your post is such an excellent approach to clients looking to use your services.  And maybe the result of a recent experience :)  Much continued success to you!

Mark, being honest and to the point is the best way to deal with clients. If you are not, they run you and who will run your business? Great Post.

Mark * If they want to micro-manage, they don't need me.  A few years ago, I had a new client e-mail me a print classified ad she wanted run.  I told her that no where in my 20 page management proposal did I indicate I would run PRINT ads and that her property key was in the mail BACK to her

Micromanaging any professional is a bad idea.  Let them do their job.  You are certainly a mater of property management.

Mark - Do you give this to the property owners you manage for?  I'm curious the response you've received from them.

I wrote this blog with the idea of sharing a link to it with new clients. It is amazing to me the number of folks that seem to think that they know our business better than we do and are so comfortable "sharing" their "opinion". We simply don't have free time available to chat on the phone repeatedly. We are too busy performing the task we were hired to do.

Mark,

Good point.  Again, getting the right clients is key.  If they trust us to do our jobs, we can make it happen.

All the best, Michelle

Love it Mark!  Great job on the market presence. It is great to lease a home before it even goes on the market!
