There are also 12 condos under contract pending sales closing and 8 of those involve a lender.
The 2 sales is lower than the 2010 monthly average of 5.5 sales and less than any November since 2005 and 2006 when there were also 2 condo sales.
Although there were only 2 sales this November, it is usually a slow month. Indeed, year to date there have already been more Ormond By The Sea condos sold than in any other year since 2005 where 110 condo were sold during that year.

Can't beat those prices Al and the numbers on total sales seems arounf average for Nov. You know Dec thru May will show a big uptick.

Dennis , prices are fairly stable on average but better properties are selling for higher prices.

Good Morning AL, I am glad to see condominiums are selling in your area. I have seen a similar trend here in Nh as i placed 3 of my condo listings under contract since Thanksgiving. Now fingers are crossed they close on time. Do your markets pick up once the snow birds get to town?
Lots more activity in the winter months when the town is full Scott.

Good market report for the condo's in your area. It appras that condo's are slling but at fairly low prices which certainly is good for he buyers. When do you think the price movement downward will end?
Thanks for dropping in Bob, I think we are close to bottom but some of the distresses properties may continue to drag on values. Nice properties seem to be holding their value more now.
