Is brick and mortar forever? Not really.

When prospective buyers are looking at properties, they want a siding that will last forever. Or at least what they think is forever. The less maintenance cost's the better.

Here are a couple of examples of not maintaining your property for the buyer.

It's the little things you need to pay attention to.

Crack in Brick wall.

This home is for sale. And the home owner say's it's no big deal. Then it should have been reapired before I showed up.

Missing mortar, hole in wall.

This picture is showing the missing mortar from the joints of the brick siding.

This is an open hole leading into the wall cavity. This could have let in Rodents or even worse, Bees or termites.

Remember when looking at a home with Brick siding. Check out all the joints. It may be in the need of a lot of re "Tuck pointing". There are a lot of other shots of these types of problems, but they are easily resolved with a little maintenance.

Like your down home folksy analysis about if it is not a big deal, fix it so I don't have to report it! Well said. Also like your comment about a pre-inspection. In today's market, especially in Florida where inventory is high, you need every advantage! Enjoy your day!

Hi Clint,

So you prefer Vinyl to brick?  Or just maintain your brick?  I think people in general just need to realize they have to maintain and take care of their homes over the years.  It will show up in the end if you don't.  Nice series you have going here.  Hope your Saturday is great, I'm getting ready to go hiking.

Hello Mr. Bond,

In a highrise tuckpointing can get very expensive. You need to inspect those structures every six months to make sure you stay on top of what is needed as far as any maintenance issues.

With al the issues with homes, buyers can be picky. That's why you need a pre inspection. So the buyers can't find anything to try and negotiate with.

Can you say pre listing inspection? Here they think you are trying to get an extra inspection. But I rarely do a pre listing and then the home inspection. In fact I can't ever recall one.

Paper or plastic? LOL I prefer brick on the exterior walls. but inside the entry's and porches I prefer Vinyl. I think it's a little too cold for hiking here. But we did go last weekend.

Terrific post Clint.  Getting sellers to agree to correct any problems prior to putting their home on the market is usually an extremely difficult task and then they cannot believe it when an offer comes in too low.

We had to have an engineer look at this home. Results were a failing foundation for the addition where the crack was found.Not a good thing for the buyers. Let alone the seller was not very happy either. :)

I have been recommending even home owners get a ten year inspection. This way they can keep up on what they may or may not need to get repaired before it gets to the "point" of no return.

They were and it was a big deal.

We had to get an engineer in there to look at the home. There was some setteling of the foundation that caused the damage in the first picture.
