IDX For Individual Agents: Is it worth the time, effort and cost?

By
Real Estate Agent with Hawaii Military Realty, Inc.

Please help me with this.  I want to have a link from my website that allows potential buyers to search for homes.  Do any of you have an IDX set up on your personal website that allows them to do this?  Our local board, the Honolulu Board of Realtors has a site called HiCentral that allows searches however, the searches show the name of the listing agent, listing office and telephone numbers.  Not exactly the thing that I want to be posting!  I am using it now though because I am still building my website and have not yet cracked the code on the IDX.

I would appreciate any input that you can give me about setting this up.

Mahalo (thank you), Mele Kalikimaka (Merry Christmas) and Hau'oli Makahiki Hou (Happy New Year).

Thanks for pointing that out to me.  They used to only post the name of the listing brokerage.

I just disabled the links from my website and have it going to my information request form.

Thanks again David, I may have to go IDX also.

I use IDX from the Denver Metrolist. I think the extra charge is only $5 per month.  When someone does a search on my site, they only receive the name of the listing brokerage firm and not other contact information.  I'd send a suggestion to your board to make the change to encourage more use of their IDX with agents which would also give more information to the consumers.

Same comments as Steve - our MLS in Pinellas County, Florida only gives the name of the listing brokerage firm with no other contact information. I've used this IDX on my site for a few years.

Randy-Is there anything we can do to change this with HBR?  If I paid extra such as Steve does, will it eliminate the name and phone number of the listing agency?

Steve and Sharon-Thanks.  Maybe I need to pay the Honolulu Board of Realtors an extra fee in order to not have the information show up.  I will call or email them today.

I would love it if our system had it, even for an extra charge.  I am watching to see what to do next, I disabled my link to the public side of the MLS, because it has the agents phone numbers on it.

Oh my gosh yes, ABSOLUTELY you should have IDX capability on your site. It appears your board may not play well with IDX solutions. MANY boards provide a solution, some provide nothing. But there are "third party" IDX providers. Google "IDX Solution" or "MLS/IDX Provider"

Every MLS is different, all of these 3rd party solutions don't work with every MLS. Some of the larger and better ones I know are:

1parkplace.com

birdview technologies

wolfnet (or wolf net)

IDX Pro

There are dozens and dozens. Your board should know if they support a third party provider, assuming whoever answers the phone "gets it".

The VAST majority of real estate web site visitors are looking for listings. If your site doesn't provide them, they find one that does. Our IDX page (which I don't care for) is by far our most heavily trafficed page.

David & Tonya,

I was wondering if you've made any progress with the IDX problem. I have been holding off my sending my IDX link authorization to my web site provider. Right now, I direct visitors who click on "Property Search" to my Coldwell Banker web search page. Thanks for any info you can give me.

P.S. Have A Merry Christmas!

Michael-Yes, I have definitely made progress.  Right now we are on vacation at Disneyworld but as soon as we return I will be getting the IDX link.  The service will be provided thru IHouse2000.  The program is called "Agent Plus" and has an initial start up fee of $98 (it is only $45 now as it is 50% off) and then the monthly fee is $39.98).  There is also a one time set up fee thru HBR that will cost $50 also.  As far as I am concerned, it is the right choice for me.  The only inormation that will be given to a potential buyer thru the IDX site is the name of the listing agency.  Nothing else.  Aloha and let me know if you have any more questions since I already did all of the legwork.  I will be happy to share!

Randy, Steve, Sharon, Jay and Francy-THANK YOU VERY MUCH FOR ALL YOUR INPUT!  As you can see above, I will be integrating my website with IDX after the new year.  Happy Holidays and Aloha to all.
