New listings were DOWN 31% for the same period last year with 78 homes listed as compared to 113 listed this month last year. For the year 2011, overall home listings were DOWN 8% with 1,129 homes listed as compared to 1,231 homes listed last year. Listings under contract were DOWN 15% with 55 homes contracted compared to 65 homes contracted this month last year. Listings under contract for all 2011 were DOWN 4% with 654 homes contracted as compared to 681 contracted for all last year.

The average sales price of homes was DOWN 6% to $153,142 as compared to $163,101 for this month last year. The overall year of 2011 average sales prices were DOWN 2% to $174,711 as compared to $179,423 last year. Sellers received 91.5% of their asking price this month as compared to 90.7% this month last year. The average days on the market until sold in was 105 days compared to 90 days for this month last year UP 16%.

The current supply of homes on the market was 324 homes DOWN 23% as compared to 419 homes from the same period last year. This is 5.1 month supply of homes on the market DOWN 22% as compared to 6.5 month supply from this month last year.

This headline is misleading or the data contain is, one of the two. The headline says Wylie home values are up. The data contained in the article says hoem prices are down. The things were up are the reported and projected sales. But the price (average and median) are both down.
