Do Inspectors have to play the middle road?

We all have a list of local inspectors that we can recommend to buyers. It's interesting that the ones that seem more extreme, get reputations. These are primarily the ones that are very detail-oriented and very nit-pickie about every little thing.

There are certainly also those that are not very precise and are not as detailed as the first group. They also get reputations for not getting the job done.

Similar to appraisers, the inspectors need to do their job, but to be careful not to damage their relationships with agents and builders, etc. The inspection needs to be fair to all parties. If there is a true defect or safety issue, it is definitely the job of the inspector to document this flaw.

In Atlanta there are a couple of inspection companies that certain builders REFUSE to allow on their property. They feel like these selected companies are WAY over the top in their analysis and are not welcome in the communities.

Al, like in every profession there is the good, the bad and the ugly.

I have worked in 2 markets and it took me several inspectors to find the right balance.

I want my clients to use a thorough, knowledgeable inspector. No scare tactics please only facts, no hearsay only facts, the truth on life expectancy, and most of all I want an inspector with Common Sense and some real life experience.

My inspector now is a licensed inspector, GC, Electrician and HVAC specialist. He has been in somesort of construction in the area for the past 30+ years. He knows code backwards and forewards plus builders love him, buyers love him and sellers are not threatened by him.
