Kingsland Planners OK Massive Rezoning, Annexation

Recommend (0) KINGSLAND, Ga. -- The city's planning commission of Kingsland voted 3-1 on Monday night to approve to annex and rezone 15,000 acres of land south and west of the city.

 

A Charlotte, N.C., developer announced last month it had purchased the property west of U.S. 17 and north of Georgia 40 in Camden County.

 

Kingsland City Council must also approve the annexation and zoning change to planned development, which it is scheduled to take up next Tuesday.
 

 

The annexation would more than double the land area in Kingsland's city limits.

 

Crescent Resources LLC plans to build 40,000 residential units, 13.5 million square feet of industrial space and 9.5 million square feet of commercial space over the next 20 years.

 

The project, called the largest private development in the history of Camden County, will be called The Villages of Kingsland.

 

Several people spoke against the zoning change, claiming the development would use too much water. Proponents of the plan said that planned development zoning is actually more restrictive on resource use than the property's current agricultural zoning.

 

Kingsland director of community planning and development, Ken Kessler, told Channel 4 that construction should begin in about 18 months as water and sewer lines are extended into the property.

 

Crescent Resources LLC is the parent company of LandMar, which is currently developing Osprey Cove in St. Marys and is in the first phase of developing the former Durango-Georgia Paper Mill property as a mixed-use development.
