Wouldn't it be great as a Realtor to have a line of buyers knocking down your office door?

Do you have a listing you can't sell? Have you had it on the market for a loooong time? Do you cringe every-time you have to show it? Do you wish it were just gone?

I have a client who had a 'crummy' listing, at least that is how she described it! During one of our coaching sessions she approached the table I was sitting at... Yikes, I could feel her troubled energy squash the room!

"Terry," I asked her, "What is going on?" "Uh!" she exclaimed. "Yes, I can feel it. Talk to me," I inquired. She proceeded to tell me about having a crummy listing which she couldn't sell if she paid someone to buy it. Terry explained the house needed lots of rehab work and everyone she took to the property bolted quickly from the premises. Now, this was a house she had listed well before we had started working together.

First, there are a lot of issues going on here and it is my intention to explore briefly some of them.

Here's what I believe was happening with Terry's situation. The issue wasn't the house, in fact, it didn't have anything to do with the house. But, I started gently. I asked Terry to spill her guts about how she really felt about the house. She let it all hang out describing every flaw about the house and how it was dragging her down, and there was no way she could sell it. Because of our trust we had developed in our professional relationship, I was able to hold her accountable for her mistaken certainties. Then, she stated, "I hate that damn house! It stinks!" Okay, there it was... "Terry, you just said you hate that damn house? Is that correct?" I asked. "Yes, I hate it, I mean it just won't sell. Who would want to buy it?" She waled. "Terry? You hate the house?" I pressed. "Yes! I hate it," she continued. "Ok, so let me ask you this, would it be reasonable to say that if you feel so much negative emotions toward this house and the fact you can't sell it, wouldn't it be reasonable to say that you are transmitting that energy. And everyone you take to that damn house is picking up on it, whether they know consciously or not?" " I suppose," she conceited.

When Terry walked in to our session I could feel a weight on her. The point I was getting across to her was people pick up on your mental states through energy. Have you ever been around someone when they are angry, can't you just feel it? It is the same thing. If you are around clients and you aren't feeling great they can tell. It's no secret, if you feel crummy people know.

I then guided Terry further... "Terry, I want to see if we can change or adjust your perception of how you see and feel about this home, okay?" "Okay." "So perhaps we can agree this home wouldn't be ideal for someone looking to move into a home which is ready to go, right?"I asserted. "Yes, I'll agree on that," she compromised. "Great, but who would this home be good for? I mean, who might think this home is fantastic?" "Well, perhaps a rehabber or someone who wanted to replace everything and make it the way they want it," she explained. "Ok, nice, so maybe the home has nothing to do with you not being able to sell it. Perhaps, if you are able to continue to change your perception around the home's space, you will find the right kind of buyer. What do you think?" I continued...

Terry got my point regarding this home. The home wasn't the issue, it was her perception and her expectations of what the home should be. Terry also had other challenges which contributed to this scenario including low self-esteem. Terry and I worked on these core issues and I am happy to report Terry (not her real name) is soaring high and creating many successful opportunities for herself in life. Side note: Terry's low self esteem was evident in all 8 area of her wheel of life. It was no mistake when she started working with me her finances were suffering, she had gone through a relationship break-up, she wasn't feeling the joy of life. This was another extension of this self esteem issue and some others.

When I work with clients like Terry I ask them to describe their IDEAL Scenes. An extremely important part of creating a life/business plan is to make written documentation which supports your beliefs, so you can have reference to your values to compare people, situations etc. and measure if they fall into your vision and mission, if they don't you toss 'em out! Another issue Terry needed to do if she wanted to grow was to trust herself and believe in herself. She needed to gain self esteem by shifting her paradigm. If Terry knew what she was all about she would have never taken a listing which wasn't in line with her values or vision.

Terry decided to keep the listing as an exercise even though it didn't fit in with her ideal scene, once she accepted the home for what it was it was, (amazing how her feelings changed) and amazingly it was in escrow  within 60 days of our talk.

Shift your paradigm, shift your perceptions and you will be amazed at the possibilities.
