A few days ago, we posted a blog about the Atlanta real estate market - we are the 4th strongest real estate market in the country, despite the reports by our local (and national) media.
Recently, an article was published on Realtor Magazine online highlighting the Top 5 Markets Where Home Prices are Rising, and Atlanta is ranked #4, behind Seattle, Charlotte and Portland. (The article also profiles the Top 15 cities with the largest losses.)
We have a good deal of business that comes from relocation clients, moving in from out-of-state. Their idea of the Atlanta real estate market is often very different from the reality, and they are surprised when they arrive here, ready to buy and looking for a "great deal."
The fact is, despite the "doom and gloom" reported on many of the national news networks, Atlanta's real estate market is still relatively very strong.
Yes, there are a lot of homes on the market. Yes, because of the sheer number of listings, it is still considered a "buyer's market."
However, as the referenced article points out, the changes in the August price level from a year earlier for single-family homes in Atlanta is UP by 0.8%. (By contrast, Tampa's market dropped by 10.1%, Phoenix's by 8%, Boston's by 3.6%.)
Of course, that is not an astronomical gain, but Atlanta's real estate market remains strong because it is NOT a market that gets astronomical gains (and therefore, we are also protected from "bursting bubbles" and astronomical losses).
This new is encouraging - yes. We remain encouraged by the relative strength and resilience of Atlanta's real estate market.
