A day in the life of a REALTOR -- today was busy and quite challenging.

Short sales continue to be the time-robbers. If only other people did what they are supposed to, things could/would move a little faster. Hate acting like a nag, but follow up is the name of the game. Unraveling
Examples of just some of the calls made to the short sale lenders:.

  • Reviewed the documents required from the short sale seller, and discovered that she needs to provide a few more. The package isn’t complete until then
  • Followed up with Chase Executive Resolution Team. at 1-888-310-7995. The person who took the call simply reviewed what I already know, and transferred me to the negotiator (the fourth one!) where I left another voice mail message. What’s up with Chase? We’re already on our fourth negotiator. We keep getting passed around.
  • Followed up on HAFA rejection letter which questions seller’s residency although seller has provided proof (utilities, other bills showing their current occupancy of the property)



Reviewed inspectionson a property in escrow --- tried to provide guidance to buyers on what to expect, what they could do, tradesmen they could call for estimates.

Showed property, provided guidance to buyer on writing an offer on a short sale, what documents are needed (preapproval letter, initial deposit check, proof of funds)

Expanded  list of people to whom I am writing and sending personal notes -- as a way to stay in touch. After all, “Out of sight, out of mind....”

Blogged about  local events  --- especially New Year’s Eve on an Aircraft Carrier, USS Hornetin Alameda, CA

Drafting a CMA using the new Cloud CMA feature of our local MLS

Made appointments to show property

Pacita, Short sales time robbers .... more like being sucked into a black hole and left only to talk to a bunch of people who have NOT a clue.  I love it when I am told ... you need to talk to .... [blank] and blank isn't the person working the file.  We should be paid PHAT bonuses for what we do ... the only reward is helping the homeowner.  It's not a glamorous job and it pays ..... poop for the number of hours we spend on the hamster wheel.  It's late ... sorry for my mini-rant ... on a more positive note ... I get to see you tomorrow!

Pacita, definitely short sales are time robbers, no question about that. I try not to think about how many hours I spend on one short sale, but only the goal in mind to close. Sounds like you are very busy and wish you a happy ending to your Chase short sale. Chase needs to hire more people to work short sales.

I have had several lengthy deals this summer and quite often the Realtor on the other side has been less than diligent.  I was ecstatic when the other agent called me with a to do list to get the sale closed, I don't have to be the nag this time!  I want her on the other side of every sale from now on......

  It seems to go in cycles with different lenders being difficult...you know that climbing the ladder is the only way to close them.....shouldn't be...and hoping that changes.  All the best.
