In a market where one house competes with ten thousand others for the attention of a single buyer, you--the listing agent--have a most powerful ally in presenting your house to the world.
Allow me to present that ally. Meet the setting sun. Its rich, deep yellow rays have a unique power over the imagination. They can transform an image of your listing from dull, flat and ordinary to rich, deep, warm and inviting.
This ordinary Wal-mart geranium illustrates my point perfectly. There's something magical about the image I've created there to your left. You want it.
Your attention is drawn to its complexity and texture. That image creates a desire within you that's emotionally satisfying, and
you want it to be yours.
The geranium is not what captured your attention. You've ignored flats of geraniums all summer while wandering through the garden section of Home Depot on your way to buy fertilizer. It's not the flower that captures your imagination. It's the light.
That same light will capture the imagination of the internet buyer, and cause him or her to stop a few seconds longer to gaze at your listing. The image of your listing is of critical importance. Take a picture at noon, and the most beautiful home will look flat, dull and uninteresting.
Late afternoon, this time of year, is the best time for your listing photo. Early morning is a close second. Anything else is ordinary.
Plan your day around the photo shoot. Choose the best angle, and capture all of the beauty available to set that one home apart from the rest. If you're not so good at images, browse the blogs in the Active Rain group "Photography." Find a mentor. Join a class in your community. Find a way, and do it! Make your listings stand out from the crowd. Your business will benefit!
And that's the real estate opinion of this Tucson, Arizona mortgage lender.
