There were 7 single family homes sold in Smithtown ranging in price from $290,000 for a 2 bedroom 1 bath Ranch to $400,000 for a 5 bedroom 2.5 bath Colonial home. 

These sales reflect those single family homes sold in Smithtown Long Island that were listed on multiple listing service and do not include for sale by owner, non-member or non-published sales, nor does it include condo units.

Average Days On The Market: 165

Average Listing Price: $365,000

Average Selling Price: $348,000

Total Sold: 7 Sales

 

Compare to August  2010 =        Average Selling Price:    $488,000    

                                                  Average Days on Market:   148

                                                 Total Sold: 21 Sales

 

According to these stats from MLS, during the same time period for the previous year, the homes in Smithtown were on the market 16 days shorter in November 2010, there were 14 additional sales, and the average selling price was higher. Keep in mind, that the styles of homes, the amount of land, the location and the updates may not be equal or the same. Looks like November had less sales and averages this year.

Nice market report for Smithtown Larry & Sheila, comparing statistics with fewer sales is difficult due to the wide variations in the properties.
