Let's face it, it may  just be the perfect storm for home buying. Larger inventories, fearful and sometimes desperate home sellers coupled with incredibly low interest rates make this this time, a best in opportunity in a generation.

But how is the new home buyer to proceed through the myriad of processes?

The answer lies in picking a agent who can educate and represent them from vast education and years of experience.

Buyers, did you now that most/all agents work for the same commission fees? Why not get the very best to represent you? Did you know that you pay nothing for a Buyer's Agent to represent you? That's right... Nothing. Your Buyer's agent is paid for by the Seller as part of their fee structure to sell their home.

So why not, if all agents are paid by the Seller, get the very best?

OK we settled that, now how do I shop for the best agent? Well, I would compare it to finding a physician or attorney. Check out your potential agent's resume and then interview them:

1. Who specializes in the area that you intend on locating (who know the landscape, schools, etc. better),

2. Who are licensed REALTORS and better yet, BROKERS (much greater education),

3. Who have obtained certifications/designations in sub-specialties: ABR, CRB, CRS, EcoBroker, e-PRO, GRI, SRES,

4. Who have been working as a "full time" professional for 6+ years

5. Who can share testimonials from satisfied clients,

6. Who, upon your interview, seem to be easy and pleasant to work with,

7. Who, returns calls and emails in a timely manner.

While not perfect, the 7 steps mentioned above are a recipe for success in choosing a qualified professional to represent you in buying or selling your next home.

Great list of "things to look for" when anyone is considering buying a home. If they follow your advice it should go a long way toward reducing the fear and suspicion that I see in a lot of buyer's eyes.
