Upper Marlboro MD Real Estate: Location, Location, Location!

Is real estate all about the location?  Do buyers really care where they live?  I would say yes to both of these questions.  Location is a big deal even when you don't want it to be.

As an Upper Marlboro, MD real estate agent, I would like to believe that buyers would just like the house and deal with the environment, but we know that is not how it goes.  I have been fortunate to see both ends of the spectrum. I have had buyers to start out with the goal of living in one place, but they eventually purchase a great home for sale in another location.  Then there are those buyers that just wouldn't budge and said, "This is where I want to be."


It's very interesting how this process goes.  It seems like the longer it takes a buyer to find a home, the more the buyer becomes open to searching for homes in locations outside of the preferred ones.  I guess buyers begin to experience Buyer's Fatigue Syndrome.  I don't think this is an actual psychological term, but I like the way it sounds.  In the process of BFS, the buyer becomes exhausted during the process of looking for homes.  The longer it takes to find one, the buyer becomes more flexible with purchase criteria.  For example, a buyer might have specifically said he or she wanted to buy a home close to a busy area of the city, but after looking for over a month, the buyer becomes weary of the search and opens him or herself up to potentially buying further away.  Or, it could be that a buyer preferred to live in one town or city and is having trouble finding a property he or she likes.  After searching for a while, fatigue sets in and the buyer begins to give other towns or cities a chance.  At this point, the buyer just really wants to find a likeable home for sale.  The hopes is that Buyer's Fatigue doesn't turn into Buyer's Remorse. 

Now, with all intentions, real estate agents want to help buyers find a home for sale where they desire to be.  I always tell my buyers to give me their preferred locations and we will start the property search there.  I also request for a few more areas they would consider.  I like to do my best to help buyers keep an open mind in finding a property.  The reality is that you may not have the money to buy what you want in one area, but your purchase budget is just right for another.  I specifically think of a client that wanted a modern condo near downtown, but when he saw the condos I showed him away from downtown, it was love at first sight.  I could see the magic in the air.  The buyer's primary concern was really to find a home with modern amenities.  The location became secondary.  I'm still jeaulous of the price he paid for such a great looking condominium.

Well, as we see, location truly plays a lead role in the prime time show of real estate.  The location comes with the home and it is important for a buyer to be happy with his or her purchase.  But, as we know, the process isn't perfect, and an open mind helps to solve that dilemma of location when it's not working out.
