I get a call from a client yesterday afternoon an she is really upset. she and her other half contacted me about 3 weeks ago while I was on floor duty. They had called in and was interested in a fixer up property our office has listed. So I go through the questions with them and find out that they are not approved but are willing to take the steps to get a pre approval. Now This is on a a Friday very late in the day and they want to see this property the next day OK I have a heart and agree to meet them and let them look around. After all it is priced low and is getting much attention.After viewing the property  we had some questions for the seller about septic and perk tests so we part ways me to find there answers for them and they where going to call the loan company they wanted to use. I ask them if our in house loan company could help them and they said they would like to try the company they had picked. Ok I say. can you believe that they went the Monday after looking at this home to get the approval and still have no answer from the loan officer. I have had stayed in touch every other day with these clients and we have received the report from a Sewage officer in the mean time. Now that we know the conditions surrounding this property we are ready to write. I make the arrangements to meet the clients to write the contract and told them that i would need to bring a copy of the preapprovial letter with them. OK they say and then the call yesterday . She calls and tells me They do not have a approval letter because the loan officer just said over the phone that he could approve them He as of yesterday afternoon had not taken the time to pull the credit and see if this will fly. I was floored and asked for his name and number something i should have done from the get go. But this couple has it together and have an Earnest desire to buy this home.I put trust in the loan company to work with them and in this slow market ASAP. I call and am told he only works on Thursday and FRiday call back. I ask for cell number of course he does not answer. I call and call no answer.

I call back my client she says oh he called me and is going to work on the pre approval right away? So now they want to see what comes of the approval and move forward as we have wasted a whole week as it is. I hope for there sake it works out for them. I just learned a big lesson. Work hard and stay on top of things no matter what...Sharon

If he only works Thursday and Fridays  be prepared for additional problems. Obviously the mortgage business is a "part time" job and not his main priority. You might want to point that out to your buyers before more disasters strike.

Sean has a great point Sharon. When talking with the loan officer I would absolutely suggest getting contact information for someone else who should be helping him onhis days off.  Rest assured, if he's only working part-time in this market - he won't be around for long.  This market tends to weed some people out...
