Recently I've noticed a change in the blog mentality here on activerain as well as other sites.  Many of the mortgage brokers are starting to see stated income products coming back online as well as other "responsible" options that were temporarily unavailable.

The inventory numbers seem to be changing nationwide - not certain if they are being sold or if sellers are pulling their listings in favor of renting.  Either way as the inventory normalizes or reaches lower levels the bottom of the market is eminent.  Will it be tomorrow?  UNLIKELY, but it is changing.

Get your buyers and investors ready.  Things will happen quickly when they do happen.

I suppose we need to see some positive growth for two years or so to know that we are really on the upswing.

Just my personal opinion.

Jeff-  I agree that it may take some time, but I think those on the cusp will have more to gain than those waiting until they "know" it's on an upswing.

Joe - Good news, at least a few states are seeing improvement.....although the markets are local the national media attention is not and we need to work together to increase the positive vibes in the market.

There appears to be more optimism in the tone of many bloggers here, that's true. And that is a good sign. And buyers and investors are cautiously returning to the market in many parts of the country, so evidently the tide is slowly turning. Wouldn't that be nice?

This week 1 of my listings - Lives in a neighborhood with 5 listings. 2 of the listings have been pulled off of the market.

2 of my sellers are pulling off of the market until the 1st of the year.

The strange thing - my most expensive listing=the most showings.

Rebecca - that typically would be good news....the bad news is losing the listings, but hopefully it will only be temporary.

Erin - that is always good news.....keep the positive notes coming, we can influence the national media even though most of the real estate woes are local.

I think it just may be.  We are up for some future challenges but real investors (as opposed to the pretend ones who are letting their properties go back to the bank) have turned to our market to help bail it out.

The real deals buy low and hold.  The pretenders buy high and try to flip and aren't prepared to hold.
