My Holiday Newsletter Went Out ... and that's the signal for the close of my year ... from Ocean City, NJ

 

I do a weekly (every Friday) online newsletter sent out under my heading - BEACH NOTES to all of my broad "client category" which includes Owners, Buyers, and Others ... a list that keep getting larger.  That goes out about 40 plus weeks per year (one year when I had no social life at all, it went out 50 out of 52 weeks).  A second monthly online newsletter goes out 12 times per year to my rental tenants.

And this year, the magic day was Friday (December 16th) when both of these were sent out together as a party of my "Holiday Letter" which is designed to wrap things up, talk a bit about my year, suggest some 2012 goals, and talk about technology purchases, and finally, a bit about what books I've been reading. 

I now won't send out another online newsletter until the first Friday of January (the 6th) when my first issue wraps up the 2011 calendar year in real estate sales.  The rental tenants will get their first issue of 2012 about January 20th.  So I now have about 20 days between the 2011 last issue and the 2012 first issue.  That is the time that I use for goal-setting and some very concrete plans for the coming year.  Obviously, I still go into the office at different times, but I tend to work on all of this quite a bit at my home office.

My market is on a one community barrier island in South Jersey about a half hour drive from Atlantic City, and an hour drive from Philadelphia.  But it has slowed down here since Thanksgiving with the end of our "Fall Buying Period."  We may have the occasional sale in December ... but mostly we are wrapping up the Fall Period.  After "First Night" celebrations, our under 10,000 population will go down just a bit more as many start the migration to Florida for the winter months.  So it is fairly quiet around here.  The phones still ring, and the emails arrive ... but right now mostly from perspective rental tenants for the summer, 2012 return.

Having never worked in a "real world real estate office," I'm not certain how is is everywhere else.  But were a bit quiet right now.  I'll have the occasional winter open house on a Saturday or Sunday ... because we continue to pick up traffic from those early birds interested in buying before the "Spring Buying Period."  But that's all decided by the weather reports from Philadelphia and north because any weather problems there will impact traffic down here.
