Agents, don't take your pictures at night or on a rainy day!

So, you got a new listing and you are excited to begin marketing the property immediately, but in your haste, do not forget to put your best foot forward.  They say that you never get a second chance to make a first impression, and this couldn't be any more true then with the pictures that you post for your listing.

First of all, pictures are an absolute must!  Shame on you if you are one of the agents that have a stale listing with no pictures on the MLS.  Being that ActiveRain is a site for proactive agents, I doubt any of you would be reading this blog anyway.  Now, on to the agents who are eager to market and share their listing.  It is sooo important that the pictures that you present are the best quality that you can take.  When preparing to take your pictures, take your time and set your stage, as you would for a showing, and do not forget that lighting is your firend.  The first thing I do when I arrive to my showing(early) is turn on all of the lights and open the shades.  Next thing I do is remove any clutter that is in a potential buyers line of sight.  This is the same way that you should prepare for your pictures.  While we cannot control the time of day that a potential buyer is able to see a home, or control the weather at the time of a showing, we can determine the best time to take these pictures, and that is during the day with low cloud cover.  The lighting from both inside the home as well as the natural light that pours in, is essential to obtaining the crispest and well represented pictures we can take.  Unless you live in a city where the sun rarely shines(sorry Seattle), there is no reason to take your pictures on a rainy day, and there is never an excuse for taking pictures at night!  It does not look good, and the home can tend to look as gloomy and dark as the day outside.  If you are lucky enough to have your listing land in front of a potential buyer during their search, you obviously want to present the most attractive pictures possible.  Remember, light is your friend!

I'd love to say that I always take the best photos in the best weather conditions, but when the asset manager says "photos ... NOW", that is what I have to produce. And yes, some look horrible in the rain :)

James, I actually perfer to shoot the exterior at twilight (not dark) I always bring plenty of lighting to illuminate the front & back yards. 

Another note is to you never want to shoot interior when the sun is low, because that glare light coming in and washing out the photo is never good. Mornings, mid-day or twilight are my perferrence.
