Yes, I am told it is a buyer's market. There is way too much inventory on the market, and too many houses that are not selling. But still, I have good, qualified buyers who need a special home. 

Family DinnerOne such family is a blended family. Mother, Father, total of four children. Each parent was married before and each had two kids. So we don’t just need a new house…we need the perfect home. Each child has been promised their own room. After all, they each had their own rooms prior to the remarriage – why should they be penalized because of the family blending? And with such a large family, and both parents working, an au pair is essential.

So now we are up to six bedrooms. We need to find the right home in the right school system, and you guessed it, thHouse Choicesose needs don’t always match up. There’s another challenge, too. With a price range of $500,000 to $750,000, you’d say we have a generous budget, but we have a lot of specs to satisfy. We need a kid friendly neighborhood with sidewalks and places to ride bikes. We need a neighborhood with charm and character, and houses with style - no clone-onials, no tract houses. The kitchen has to be big and warm and friendly, and a place for meals, homework, and gatherings - in other words the hub of the house. There needs to be room to "get away" with kids’ space and adult space. That’s not all! It has to be in the northern part of Baltimore County or in northwest Baltimore City in an area like Mount Washington. Easy access to the Baltimore Beltway is a must.

KitchenI have placed an "ad" on my http://www.buyers4yourhome.com/, and am going to make up flyers for the buyers to leave at homes they have an interest in. The flyer will read:

"Dear Home Owner, Our family would like to live in this neighborhood. We like your home and if you are thinking of selling, please contact our real estate agent: Margaret Rome, Coldwell Banker, 410-530-2400 mrome@homerome.com  866-806-2353- fax.  All calls are confidential.”

I will make up a batch of these flyers for the buyers to keep in their cars. When they see a home they both like, they can slip the flyer into the mailbox or front door. I instruct them to let me know which homes they are interested in so I can be prepared when the call comes in. I can do the research in advance – how much it is assessed for, how long the present owner has lived there, taxes, comps etc.

Why wait for the perfect home to come on the market? Anyone can wait for a home to show up in the MLS. Be proactive! These days, some sellers may be holding back, thinking they will wait until the market gets better. Just because it’s not in the MLS, don’t assume a home isn’t for sale – especially if it seems like the perfect home for your buyers.

Proactive is the word.

I've been successful finding neighborhoods and then mailing every homeowner in the neighborhood.  Fooks who are thinking of selling but not yet listed often respond. 

I've probably found 4-5 homes for buyers this way.

It works.

Hi Margaret, I like that you make up the flyer's for your buyers to handout as they drive around neighborhoods and see a house that they like.  They are choosing houses that appeal to them (at least curb appeal-wise) that is "Proactive" as Lenn says.  And then you are able to do some preliminary background on those houses too, just in case!  Terrific service Margaret!

Deborah, This  way buyers can be pro active and "in charge" of the homes they are interested in. Having the freedom of driving through various neighborhoods and looking at all the houses...not just the ones with a "for sale" sign.

Great idea, Margaret. I like giving the buyers flyers. We also give our sellers "business cards" with a photo of their home, the crucial facts including the price, and our contact information. They can leave them all around.

Great ideas!  There's always a market for specialized homes. Even out here southern calif. there aren't too many 6 bedroom homes, especially in the price range your buyers are looking in.

Great idea Margaret! 

 As a seller, my first home was sold this way...  I had a 3 bedroom townhouse in a nice community...there was a divorced woman with 2 children in my area who needed 3 bedrooms and really wanted to live in my community because of the amenities and the school system.  I received a similar letter from her realtor.  Unfortunately, when I informed my agent, she said that was just a typical farming techinique and didn't mean anything, so she didn't contact the buyer's agent.  As far as the buyers' agent, she had told the buyer to drive by the area and watch for "for sale" signs.  Once I put the for sale sign in my window, I had an offer from that buyer the next day..preapproved and for my full asking price!!!

Granted, the market was different then,and there weren't a lot of homes for sale in my area..but it still works when the buyer is looking for something specific. Sometimes you get what you ask for :)

Hi Margaret - I LOVE the flyer idea for the buyers to give out!  I've called areas in the past that my buyers have zeroed in on and have found homes that way.  You can wait forever for that 'right' house to come up for sale, or you can do as you wrote and get out there and find it!

This is a great technique.  I have done this as well as contacting some listing agents I know who tend to list in a particular neighborhood or price range.  I may just hear of something that is going to be coming on the market that fits the needs of my buyers!

     Thats an excellent idea.  I have several clients who do similar things.   Just because its a buyers market, and there is a surplus of listings out there--doesn't mean that there is a house on the market for your buyer!

On another note...Did you ever try out the USB modem for your laptop that I suggested?

Margaret:  Great Post.  I called the owners of a home a buyer was interested in when I found out that I knew them.  I knew they have lived in the home a at least 30 years and I asked them if they were interested in selling.  They were not but I was able to let them know that I am in real estate and maybe in teh future they will use me to sell their home.

Karen, I sometimes think that I am global.

Just recently had a call from a seller saying they had a home that matched one of my buyers. "Ok", I said, "and where is it...." the answer: Albuquerque, NM.

Now that is a long commute from Baltimore,Md. However one of my favorite clients lives nearby and her son may be looking for this home. It is all about networking.

Great idea, this is one of those that I will end up sharing with my clients at some point. It's perfect for this market and it's exactly why I set a "make me move" price on Zillow for my home. If I knew I could get a fair price quickly, I'd totally consider selling. I bet there are a lot of people like me out there.
