Really good article.  I had not thought of doing that--now I can scan and save the documents that the buyer needs to know about and be ready to sign.   Awesome!  No more phone calls about what I need from the buyer(s).  They will have it all.  Thank you so much!

I've had them, and I am sure you have had them....buyers that are hard to get into the office. I used to get so frustrated with some buyers looking for Philadelphia homes for sale, however I came up with an idea using the tools in my real estate tool box. So how do we fix this dilemma??? As real estate agents we have many tools available to us, they are wonderful tools, only if they are being put to use.

First let me explain how I like to work, during normal business hours, and my weekends and evenings belong to me and my family. Does that seem unreasonable? No. Because I have placed boundaries with the only thing I was granted from the day I was born, besides paying taxes, limited time. How many times do we all try to schedule something and the time blocked just does not coincide?

Well here is an answer for those times we just can not get the appointment and the time we have to click into place. Using this strategy can work in two ways, in person, or prerecorded. There is a platform for free webinars called Meetingburner. Very easy to use and the best part is that it is free. You can either meet at a specific time by sending your customer the link for the meet-up, or send the link to a pre-recorded presentation.

Now this is the hard part....you must have some sort of Buyer Presentation either in, which I prefer, Powerpoint, or have a PDF on your hard drive. As you are showing your presentation you should have some dialogue while you are presenting. Once you are finished with your presentation, and still sitting at your PC or Laptop, you can send a link for the forms needed for your customer to become your client; in the prerecorded format attach a link for the forms. This is accomplished by having a program like Docusign.

Now I know some people may disagree with this concept, due to having that "personal" contact, but isn't that what we are doing with phone calls and webinars? This strategy also helps to bridge a gap that some buyers tend to have, with feeling like they "have" to come into your office for a meeting, and sometimes not showing at all.
