In the Cedar City Real Estate Market, there is one Subdivision that is a 55+ community, Crescent Heights at Mesa Hills.  This is a subdivision within a subdivision.  It is part of Mesa Hills.  One of the nice things about Crescent Heights is that it is a walled community, and is at the top of Leigh Hill.  The new city reservoir is just South of the community.

The community is fairly new built in 2007.  These are single family detached units, with 3 beds and 2 baths.  They are roughly 1400 square foot homes on small lots (.1 of a acre).  It is a great option for retired buyers.  There are currently 4 homes listed for sale on the MLS with a range of $249,000 to $329,000.

Market Update 5/2/2011:  There are currently 4 homes listed for Sale in our Multiple Listing Service, ranging from $213,000 to $329,000.  Because of its location, and the style of homes, Crescent Heights at Mesa Hills is one of the more desirable communities in the Cedar City Real Estate Market.

Market Update 12/19/2011: There are currently 4 homes listed for sale in our Multiple Listing Service ranging from $199,000 to $309,000.  There have been no homes sell in the previous 12 Months and there is currently 1 lot listed for sale at $170,000.  This is still a great location for those looking for a 55+ community to live in.

I think it's kind of funny that .1 acre is kind of small there. Here it's kind of normal.

Jim, True, but you're only minutes from the beach!

Jennifer, I honestly believe that we too are laggin behind in the 55+ communities.  This is our only one, and I really believe that it is an unexplored niche that would do really well!

I think that's the first time I've ever seen "upscale" advertised as such. Usually the prices tell me if it's upscale or not.

Russel, I personally think that for the market they are overpriced, they are nice homes.
