Billions of dollars are spent each year on advertising.  It almost seems that everywhere we go that someone or something is trying to sell a product.  There are many different forms of advertising which I will spare thhat discussion on this blog, but what matters is whether your advertising is active or stagnant. 

Many people in the area I am at continuously are pumping down thousands of dollars a month on stagnant advertising, but how do you know the differece.

Active advertising in terms of real estate would be things that you do to advertise that generate leads or sales. 

Stagnant advertising would be things you do to advertise that get poor response.

Sometimes it does take a little bit especially with new advertising to get a following.  After a few months, then it is stagnant advertising.

Here are a few tips to keep your advertising active.

1.  Track the response of the ad by the $ spent and the amount of leads and sales generated.

2.  Stay focused on your goal.  Your goal should be  leads and sales.  If your advertising is not helping you achieve your goal. Eliminate or revamp it.  Sometimes only 1 or 2 things need to be changed to make an ad more effective.

I would add the time it takes as well.  Things like Craigslist are free, but a cost needs to be applied in order to generate a realistic ROI.  Despite the $0 cost of the advertising, there is time involved to make it happen.

I have to totally agree with Lane on the time involved!  It takes time to figure out what works and to continue to tweak and get even more creative to make your stuff stand out among all the others in your area!  A good start is to look at your TOP PRODUCERS!  See what they are doing, after all if you have the internet, it is no secret and all you have to do is type in their name and you will see.  But it doesn't stop there, I would also recommend picking up a copy of a local homes magazine and looking at some of the ads in there to see the different strategies that agents use!

The tweaking never ends. Even when I think I have it all in place there is something new on the horizon or the same ad doesn't draw. It is one of the fun challenges in this business to keep thinking.

I agree Matthew with your ROI points. Tracking is vital to measuring effectiveness in advertising.
