Triple Crown Homeowner Market Stats

Are you aware of the stats in the Triple Crown area?  It is important to be familiar with the conditions and trens in your particular neighborhood as this will ensure that you are able to sell or buy when the market is just right.

With the end of 2011 fast approaching, we put together a detailed report showing you the sales in your neighborhood.

As a luxury home specialist, I feel it is extremely important and vital to stay informed and equally inform you, the homeowners, of the statistics in your neighborhood.

Triple Crown Alpharetta HomesTriple Crown homes tend to sell between 75-85% of the list price which is impressive in a neighborhood of this price range.  There have been a few isolated sales that have been close to 100% of the list price.

An additional Triple Crown homeowner statistic that is quite impressive is that the homes in this neighborhood often sell prior to be on the market 100 days.  This is great news with so many homes in that price range taking as long as 1 - 2 years.

Triple Crown is a sought after neighborhood and homes are not on the market often there which is one of the reasons you have not seen this exclusive neighborhood drop in value radically as we have seen in so many other areas surrounding Alpharetta and the North Atlanta areas.  Feel free to call me at 678.665.2887 and I can also gladly set an appointment to discuss the value of your home or to show you the market reports in other neighborhoods.  Please take a look at the comprehensive report I have put together for you here regarding Triple Crown Homeowner Market Stats.

The average sale price to listing price here is now 85% in our section of Florida. Ultimately, does this not reflect on the realtors®? If prices are set realistically the ratio will be good.

Completely agree with you.  So many agents prefer having their name on a yardsign than actually letting the seller know what the home really needs to be priced at.
