2011

 

  • 6 Homes Sold (October=2)
  • Lowest price: $168,000 (October =$139,000)
  • Highest price: $445,000 (October =$265,000)
  • Shortest Days on Market: 18 (October =13)
  • Longest Days on Market: 811 (October =44)

  • 7 homes sold (October =3)
  • Lowest price: $193,000 (October =$59,900 )
  • Highest price: $1,335,000 (October =$525,000)
  • Shortest Days on Market: 3 (October =16)
  • Longest Days on Market:408 (October =1002)

 

Sales are up 66% month over month, which is a little factoid I wish the local media would report on. Lowest sold home price is up a nice amount, (month over month) part of which is due to Neptune Beach being the smallest of the beaches communities and being a bit more stable than the other beaches. Days on market (time from first listed to closing table) are an anomaly both month over month and year over year. The most glaring thing is the days on market on the upper price points. The 811 days on market for this year was a duplex that probably started out a bit high for the market.

 Properly priced and properly presented properties are STILL selling – currently, the Jacksonville area has 9.67 months of inventory (single family housing supply), which is not the highest figure of the year. Neptune Beach has 8.67 (down from 24.5 in October 2011) months of inventory as I write this post. This is really due to the decrease in sales, and most likely nothing more than that (as in, don’t worry).

What is there to do in Neptune Beach? A LOT! You can visit the Town Center site to see stores, restaurants, and other places to visit and things to do.
