So today, as I was going about my daily marketing and meetings I ran into some Realtors who had suggestions. I really value my clients opinion however, I do not currently receive floor plan orders from any one but their office. So I want to know how many people actually use another vendor for floor plan / measuring services? If you do use them who are these people providing floor plans? Are the appraisers, architects, home inspectors, or your VT provider? I am always willing to add more services as per a request of a client but I do not want to get my self in over my head with this. As you all know measuring a home exterior and interior room dimensions is very time consuming and can be a pain in the neck. So any opinions are appreciated as I dive into this endeavor.   Also if you have a provider that you use in NC I would love to talk to them if you could email me privately their number to contact them and talk to them.

I really don't think these floor plans are worth the time and effort.  Some of the floor plans are over-kill and aren't really easy to figure out.  Just my opinion though =)

I like them and will continue to use them on larger homes!  Don't know who I would use if I didn't use YOU!

I like the idea.  In my area the local MLS discourages any mention of the square footage of the home.  I'm not sure if it is because, or the result of, our tax records being mostly unreliable.  Having the exact square footage and a floor plan would be great.  If it were done my way, it would be required by law to sell the property LOL!

I have had several buyers ask for floor plans but it is hard for sellers to come up them sometimes.  I have tried to do them myself but I can't measure.  Steven's idea looks pretty good and not a bad price.

Lacey, the feedback that I've gotten from most of the agents I work with is that a floorplan isn't needed when the tour includes the hotspots, and I agree.  I look at it this way...if I shoot the tour and use the hotspots, then the viewer is in effect taking a "virtual walkthrough" of the property and can get an overall feel for the size of the rooms (and the house in general).

Floor plans only work for me on the newer homes.  People don't seem to be able find their floor plans when asked.

I do like floorplans with my listings. Currently, because I know how to use AutoCAD, that's what I use. 99% of our MLS listings still do not have floorplans. I do feel it's a plus (or negative) for buyers.

I never use them either.  Sometimes buyers will ask for room measurements but thats about it.  My wife sells new homes and is always having to break out the blueprints.

I don't often use floor plans except for proposed/under construction listings.  Until the sheetrock goes up, many people have difficulty envisioning a home.  Other than that, the custom in this area is to have room sizes specified in the listing but no floor plans.

Lacey, just my two cents worth.  Most of the agents in my area don't want a floorplan, as the combination of the pans, stills and hotspots provide them with enough of a "feel" for the size and layout of the home.  Most agents would rather have a PDF flyer attached to the tour that has all the particulars on the home.

On the other hand, new home builders love the floor plan idea, and the good news there is that they can provide you with the exact floor plan, so you won't have to measure everything yourself.

We have used the 3D walkthroughs on existing homes that may need a little updating (ie. fresh paint, dated wallpaper, etc.).  The agents like to use it to jumpstart the buyers imagination as to what the home could be, rather than bogging down in what the home currently lacks.

Floor plans are good if you have them. I'll ask the builder for a generic floor plan, scan it, and upload with my MLS information. The more information you have for your buyers the better.
