Ok, my last post got me thinking.  For all of you big time agents out there, how does a celebrity go about chosing a real estate agent?  I've worked with one celebrity (a national tv personality) in my career and that was through a referral by another agent.  The sad part is that I didn't know who they were when I met them and started working with them but it was a great experience.  Today, we remain in touch and they are among by greatest advocates. 

But I often wonder, how does someone get into that SOI?

I have an idea and please let me know if this works or the worst idea you've ever heard.  When I list a property, I work up a buyer profile to determine how the marketing money should be spent and who to target.  I've stayed away from listing high end property because I don't know those buyers and a long, high profile listing would drain my budget.  So I thought - compile a list of the wealthiest people in the local area (athletes, ceo's, hedge fund managers, stock brokers, other realtors) and mail them the listing via a UPS letter with a personalized invite to tour the property. 

Good Idea?  Bad Idea?

If you can compile that list, then it's definately worth it. It just seems like a hard list to get your hands on. When I get a big listing I email the top 10 realtor to let them knwo about it. I don't have access to ceo's, athlets etc..

Personally, I think if your invitation i& other marketing materials are classy enough, there is no need to spend extra money on UPS.

When I first did expireds, I sent everything via UPS or Priority Mail since I wanted people to not throw my materials away.  You tend to pay attention to a UPS package.

If you have a list of celebs, athletes, etc. then you are already ahead of the curve. I would use the past experience from the referral as part of material being sent. This shows networking and experience with high end buyers.

I think your idea is a good one and would definately spend the extra dollars to use UPS.  How effective can a marketing idea be, if the recipient doesn't open the mailer?  I always send high end listings to the top producers in the Tampa area and have found that to be very effective in reaching qualified buyers.

Im not sure if you would be able to find a list of celebs or athletes but you can get a list of people with a certain net work and/or income.  That might be your best best. Some of them may be althletes or stars and some may not be but all of them will be at a certain net worth and/or income level.  

I used to be a financial adviser in my former life and we used to buy these high net worth / affluent lists all the time.  Should only cost you a few cents per record.
