The State of San Diego County's Real Estate Market
Per (SDAR) San Diego Association of Realtors*:
Total Sold Listings(Comparing 11/2011 to 10/2011)
Single-Family Homes (Detached) showed a 1% Decrease in sales
Condos/Townhomes (Attached) showed a plateau (unchanged) in sales.
But...
Total Sold Listings(Comparing 11/2011 to 11/2010)
Single-Family Homes (Detached) showed a 14.3% Increase in sales!
Condos/Townhomes (Attached) showed a 2% Increase in sales!
Next...
Median Sales Price(Comparing 11/2011 to 10/2011)
Single-Family Homes (Detached) showed a 1.4% Decrease in sales price realized.
Condos/Townhomes (Attached) showed a 1.2% Decrease in sales price realized.
And...
Median Sales Price (Comparing 11/2011 to 11/2010)
Single-Family Homes (Detached) showed a 10.2% Decrease in sales price realized.
Condos/Townhomes (Attached) showed a 4.6% Decrease in sales price realized.
My Comments...
So, sales are up overall in volume from last year to this year, because prices are down overall in San Diego. I can confirm this because although I out sold last year's volume by September of this year, my income did not increase much; hence we are working harder as Realtors for less pay. But, I count my blessings that I'm working in stability, ever seeking significance in this great industry.
More potentially good news is that our months of inventory trend is less than 4.5 months worth, and decreasing.
