As real estate professionals, we all try very hard to put our best feet forward.  Speaking for myself, I also would expect my client's to do the same.  So, when we're listing a home, I expect the photos to both reflect the home and its owners as well as my own professional staus.

Apparantly, not everyone feels the same way.  I received an online inquiry about a property in Fort Washington, PA.

Here is the message:

Whomever listed this house should loose their RE license. The photos are adisgrace. Only a complete moron wuld posts these photos! No excuse for this! Could KILL a sale for the seller or even the bank! You can reach me at: (215) xxx-xxxx This message is about the listing at...

OUCH!

Luckily for me, this is not my listing.

The listing itself is probably the biggest reason why the home has been on the maket since June and endured a whopping $70,000 in price reductions since then.

Sometimes we need to step back a remember that it isn't just about getting the listing, but also getting that listing SOLD!  Don't allow the clutter and chaos of your client's homes take center stage.  A frank conversation with your sellers up front can save a lot of heartache (and money) later on!

Indeed it is, because we're the ones who present the home to the public view in order to get it sold. It is part of our marketing strategy, and if we don't get it right, it makes us look bad.

It is our responsibility to provide sound advice and make professional recommendations. However, there will always be some clients that think they know best. At that point we get to decide whether or not we will be business partners.

Sadly, Ken, not enough of us refuse to take on those clients that just don't seem to care enough about how their home reflects on either party.  I have a friend who's home has been on the market over a year.  The reason?  Her soon-to-be-ex-mother-in-law is a hoarder who refuses to clean up in order to get the home sold.  Essentially, a third of their very spacious home is un-showable.  Most buyers balk once they realize they can't see the whole home.  Luckily, this situation is someone else's problem.

LOL, we just had this conversation in our office on how our listings reflect on our company and brand. Best foot forward.

Joshua,  I am here from Lottie's Reblog.  I am amazed at how some agents list properties.  Thankfully that was not your listing.  It's a shame and such a bad reflection on our industry.

Thanks for the re-blog Lottie!  It continually amazes me how there are people out there doing such shoddy work and they continue to get business.

Hi Joshua... I'm here from Lottie's re-blog.  Guess the pic was so bad you didn't want to share it!!  Seriously, though, I believe there is more hoarding going on in America than we realize.

Joshua

Most of us will try to work with sellers to please, please, please clean up, declutter, etc. Most do, some don't care. And then there are propertities with tenants who really don't care and are not motivated to move. They are perhaps motivated by thoughts of cash for keys. In cases like these, sometimes it's best to take an external shot (and crop where necessary).

But then there are those clueless agents who take the worst photos that should never have made it on the MLS.
