Brockton area market update!!

Everyone is wondering weather it is a good time to buy or sell a home in today's market? My answer to you is YES! You heard me correctly yes. The market as gone into the correction mode. Especially in Brockton, Ma, located less than 20 miles from Boston. The city of Champs home to the Brockton Roxs. Over the last 12 months i have notice a big correction in this area and according to the market data today vs 18 months ago, i would suggest to those looking to BUY to get ready before its too late. Do your homework or have someone like myself do it for you, but taking into account the foreclosure around the city and inventory available their are many great buys in great family areas. Homes (3 bdr - 1.5 bth) that 18 months ago sold for $325,000 could be had today for $250K or less. Two bdr condos near rt 24 that sold 18 months for $190K could be had today for $140,000 or less. In my opinion at prices like these, why rent it might be cheaper to Buy!

The market correction in this area is about done.I could see another 5 to 6% price drop over the next 3 to 4 months but anything lower than that i sure would doubt. Where else in this state can you be so close to Boston, have access to two different hospitals, have 3 new schools and more being build. Commuter rail to Boston, great shopping area, local community college, property taxes of about $2500 on a $250k house? Great home town tradition, many kid friendly parks and voted by Boston Globe as one of the best places for first time homebuyers to buy their first home. If that is you get ready before you miss that big DEAL!
