We have had a short sale in progress for months now.  I was handed the file 2 weeks ago to get Er done!  This short sale has had many bumps in the road. 

It doesn't matter to me, my job is to get it done! After-all, our company is handling both the buyer and seller...A very nice commission....I call it a holiday bonus...no one expects this baby to close.

Now mind you the buyer was a referral from the loan officer....was approved just needed a sales contract....that's right...a ready willing and able buyer...a buyer with money...with good credit....But the timing was off not only for this buyer but for the mortgage industry as well. 

Let me share with you a few mishaps....mishaps that require persistence and being relentless....

  • Buyer was approved for a mortgage but because the seller's lender held the sales contract  for an extra week for approval...the buyer's loan approval was flushed down the toilet when his lender stopped a specific loan program....No Worries...We'll find another.
  • Two extensions, 2 letter's of denial and still the buyer wants the property.....all parties threw in the towel...everyone but myself and the loan officer.  
  • The loan officer found the buyer a loan program and yes he has credit approval...worked out some kinks...still no loan commitment.  No valid contract....no loan commitment....common sense...without a valid sales contract who in their right mind would issue a loan commitment?  I knew this but obviously the outside parties didn't care!
  • "No loan commitment...no extension!"...that's what the seller's attorney said.  "We will grant no extension...will not accept anther contract...you had your chance...its over..really over."
Gun shy I suspect...I understood all sides...but something inside still said to push and maybe we might just get it done.  I realize that some people would throw in the towel.....no not me....never!  Read more

Midori, I've been watching this sale from the begining, it has been quite the rollar coaster for everyone that has been involved in it.

I think everyone has done a super job on it! I believe in my heart it will close, I have faith!

Midori, Way to stay with it. Short sales are never easy. I have read many posts that said the lenders should make it easy. Ok.. So your asking them to loose thousands of dollars at one shot and in the big picture millions.  If we walk in their shoes wouldn't we be very cautious? 

However, Short Sales can really be a great buy for the buyers.

I'm so happy we got a letter of approval on ours plus the buyers package is sitting on the attorneys desk ready to close! do you need a good Realtor(R) who can close one? call me:)

Short sales...if it teaches us one thing it is persistence and patience. I guess that is two things!

Midori, I've been told you have to work very hard to get this type of sale to the closing. I would like to be kept informed of the bumps in the road & how it all works out. I see dealing with this type of sale in the near future. Thanks!!

Hi Everyone....thank you for your kind words and encouragement.  I have been pretty busy lately...This deal is taking a lot of my time as well. Still no extension...still waiting but lots of correspondence...If you don't know much about short sales take the opportunity and learn...it's going to be a vital part of your business next year!

Hi Midori,  Hang in there, the "Fat Lady" will sing sooner or later....Hopefully sooner for you! 

I just recently wrote a post in regards to a short sale I've been involved in for over 2 months, these lenders are simply pushing paper, customer service is out the door (there is none) and I have found they really do not care if the short sale can be made to work or not!  This contact told me I "had to stop calling"!  (For I would call each day to find out the status)  So stressful on all parties involved and you can only take it one hurdle at a time.

We are starting to see the light at the end of the tunnel now and were so fortunate we had buyers willing to hang in there through out this process. In the end, I know all the hard work will prove to be very rewarding for it will enable my sellers to get out from under this debt and begin to repair and move on with their lives.

So continue to keep your head down and be persistent and relentless!  All the Best.

Good for you Midori.  I also have a short sale, and it is difficult to be patient when they make you wait 60 days for a decision.

Midori - Glad to hear that persistance got you the extension! There are many agents that would have thrown in the towl for sure. It is funny sometimes how easily people give up or don't want to work hard to get the job done.
