I want to live in Historic Catonsville, but I can't find a home!
This is the lament heard lately. If you are a buyer looking to purchase a great home in the "Lower Catonsville" area ~ The Catonsville High School district, then you are probably quite frustrated at the moment. In the past few months there have been limited new listings that are priced correctly and convey the essence of Historic Catonsville. The good ones are snapped up very quickly at very near to full price...... (or at least close to it)
Current Active Listings in Lower Catonsville
There are not many distressed homes and it is considered an economically stable area.
A small fact about residents in Catonsville & Oella is that they do not move as frequently as residents of neighboring areas- 45.23% of homeowners have lived in the same house for 5 years or more. They don't need to, it's a joy to live in such a great community. Large extended families with deep roots in the community are quite prevalent.
Location is terrific- close to major routes, public transport and BWI airport.
Schools are excellent- Check greatschools.org to see how they rate.
Amenities are plentiful - great restaurants, unique shopping and lots of public parks and playgrounds.

In the past 6 months 36 homes have gone under contract within 15 days of being listed.
What does that mean to a buyer looking to move into desirable Catonsville? You will need to act fast! Select a local local buyers agent who uses modern technology to get the new listings to you as soon as they hit the MLS. An agent who networks with other agents in the same area would not be a bad thing either. You also need to work with an agent who has great flexibility in a schedule to make appointments very quickly. You don't want to miss out on a great home because your agent is unavailable until the weekend. Many buyers focus on certain school districts. Knowing the school boundaries is also very important. Fortunately for you I have all of these abilities!
Joking aside, it is personally a great joy for me to help buyers find a home in the Catonsville area. Many of the homes have an intrinsic uniqueness that comes with age that is not found in many other local areas. Historic Catonsville and Oella have a rich history. The oldest home currently on the market is 205 years young.
Many of the older homes in Catonsville & Oella have beautiful hardwood floors throughout, albeit usually covered up by worn carpet. (I have been known to dig in a closet corner to reveal the beautiful wood below) Stained glass windows, glass doorknobs, deep baseboards and transoms are just a few details that can frequently be found in a classic Catonsville home. Yes, I live in a quintessential Catonsville home that is almost 80 years old. I fell in love with the staircase all those years ago.
But there are many other home styles and sizes in the Catonsville market too, young and old. There is something to suit everyone. There are also many townhomes that have great qualities as well. There is a little bit of something for every buyer.
